The Flat to Pitched (FTP) system from
Langley Structures provides an end-toend
service from conceptual designs,
calculations and detailed drawings, through
to installation, guttering and accessories.
Langley Structures’ approved
contractor partners install the system,
with regular inspections by the company’s
technical staff. The process starts with
a feasibility survey to ascertain the
roof’s current build-up, waterproofing
and structure, followed by whether a
conversion is viable and the types of
pitched designs possible.
The FTP system has a lightweight frame
construction, which is up to 70% lighter
than traditional timber, consisting of cold-
rolled steel sections, approximately 2mm
thick. These can be pre-fabricated off-site,
fixing up to 700m² per week, however, the
majority are assembled on-site.
Project:
Built in the 1960s, Lytchet Way is a housing
estate in the London Borough of Enfi eld with 15
blocks and a mix of three and four storeys high.
The existing fl at roof construction
consisted of a woodwool slab, which over
many years, had experienced water ingress.
By utilising the Langley Structures FTP
system, the existing roof deck could be left insitu,
along with the existing waterproofi ng, as
the load path is through the existing structure
and not dependent upon the existing deck.
The system also enabled internal rainwater
drainage to be diverted externally, enabling
easier maintenance access to the downpipes
with reduced consequences if they become
blocked.
In addition, 25 new homes have been
created on three buildings with Langley’s Roof
Top Development system. On these blocks,
the new pitched roofs had sun tubes installed
to bring natural light into the windowless
kitchens of the new dwellings. Photovoltaic
panels were mounted at roof level to provide
electricity for communal services. Fire
breaks were extended at all existing party
walls within the roof void to the underside
of the roof membrane level as part of the fi re
protection strategy. In addition, new service
risers for electricity and gas were constructed
at each end elevation, then distributed via the
new pitched roof void to the new fl ats below.
The installation of this roofi ng project
was carried out by Langley’s approved
contractor, Art Contracts, and was inspected
on a weekly basis by Langley’s technical
managers to monitor and ensure the quality of
workmanship.
The installation was carried out over a 67-
week period, working on one building at a time
to minimise disruption.

better, as fl at roofs would have made the top fl oor premises very hot in the summer. The pitched roofs will
now help ease this issue.”
